Fence Installation in Concord: One City, Three Kinds of Lots

Fence installation in Concord means something different depending on which part of the city the property is in. Around Union Street the houses are a century old and a fence is reviewed for how it looks from the sidewalk. West of I-85, in neighborhoods such as Moss Creek, Christenbury and Winding Walk, it is HOA work on graded lots. East toward Mount Pleasant it is farm and acreage fencing.

Local Conditions That Change a Concord Fence

The downtown historic districts come first, because they are where owners get surprised. Concord's Historic Preservation Commission reviews fencing and gates in the districts, and its standards prohibit chain link and plastic materials inside the districts. Vinyl is a plastic, so expect it to be turned down. A wood picket or a metal fence that follows historic examples is what gets approved. If your house is near North or South Union Street, find out whether it is inside a district boundary before choosing a material.

The newer west side has the opposite character. Lots in the subdivisions off Poplar Tent Road, Weddington Road and George W. Liles Parkway were mass graded, so there is often a retaining slope at the back of the yard and compacted fill near the house. Fence lines there are stepped or racked to follow the grade, and corner posts on slopes get extra attention because they carry the pull of two runs.

Cabarrus County clay is hard when dry and sticky when wet, and there is rock in places, especially on higher ground. Post holes that hit rock are cored or the layout is adjusted; a shallow post is not an acceptable fix. Along the Rocky River and Coddle Creek the low ground stays wet, so wood posts there benefit from steel alternatives.

Out past the city limits toward Mount Pleasant and Midland the work is long runs: board fence along a road frontage, woven wire for livestock, and farm gates wide enough for a tractor.

Concord Fence Rules, Historic Review and HOA Approval

Fences inside the city follow the Concord Development Ordinance. Section 7.7.4 of that ordinance says a front yard fence, including one on a corner lot, may not be taller than four feet and may not be placed within the sight triangle. The same section lets the administrator waive its requirements case by case. Side and rear yard limits and any permit requirement depend on your zoning and the fence height, so confirm those with the Concord Planning Department for your address.

Inside a local historic district, fencing and gates go to the Historic Preservation Commission for approval before it is built, and the commission's standards prohibit chain link and plastic materials there. Plan for that review in your schedule.

Property outside the city limits is under Cabarrus County, and Kannapolis and Harrisburg have their own ordinances. HOAs across the west side add their own approval step. North Carolina also requires three full working days of notice to NC811 before any digging.

Is Your Concord Property a Fit for the Fence You Have in Mind?
