What Is Different About Building a Fence in Huntersville

Most Huntersville subdivisions were graded in the last few decades, which leaves two things behind. One is fill dirt along the back of the lot that is softer than undisturbed clay, so posts there need full depth and a proper concrete footing. The other is a swale or storm drain easement that the builder cut to move water between lots. Deer are a real factor on the west side near Latta Nature Preserve and on the wooded lots off Beatties Ford Road. A four foot decorative fence does nothing to a deer. If the goal is protecting a garden or new landscaping, the fence has to be built for that job, and the HOA has to be asked about height before anything is ordered.

East of NC 115 the town turns rural quickly. Horse properties and small farms toward the Cabarrus County line need board fence, no-climb wire and wide gates sized for a trailer.

Huntersville Permits, Zoning and HOA Approval

Two different offices are involved in a Huntersville fence. Zoning, which covers where a fence can go and how tall it can be, belongs to the Town of Huntersville Planning Department. Building permits for all of Mecklenburg County, including Huntersville, are issued by Mecklenburg County Code Enforcement. Which of those applies to your fence depends on its height, its location on the lot and whether it is a pool barrier. Give the town your address and ask before the design is final.

The HOA is usually the stricter authority. Huntersville associations commonly limit height, require a specific style and color, and forbid fences forward of the rear corner of the house. Approval is given in writing and can take several weeks, so apply before you want the fence, not when you want it. We supply the drawing and product details for the application.

Should You Replace a Builder-Grade Fence in Huntersville or Keep Patching It?
